6. RERA and Regulatory Information

Where the Real Estate (Regulation and Development) Act, 2016, applicable rules, or regulations apply to a project, promoter, advertisement, or real estate agent, the relevant parties are expected to comply with those requirements.

For an applicable registered project, users should verify:

  • The project registration number.
  • Promoter details.
  • Approved plans.
  • Declared completion timelines.
  • Regulatory filings and updates.
  • Information published on the relevant RERA authority website.

Any RERA number or regulatory detail displayed on Real Extn should also be independently verified on the official website of the appropriate regulatory authority.

Resale properties, completed properties, individual owner listings, and other property categories may be subject to different regulatory requirements depending on the facts of each case.

Nothing on this website should be interpreted as a representation that every listed property or transaction is necessarily governed by RERA.


7. Property Enquiries and Communications

Submitting a website form, calling, sending a WhatsApp message, or making an enquiry does not by itself:

9. Brokerage, Consultancy and Professional Charges

Brokerage, consultancy charges, marketing charges, or other professional fees may apply depending on:

  • The parties involved.
  • The scope of assistance requested.

Applicable fees, the person responsible for paying them, and the stage at which they become payable should be confirmed separately before proceeding substantially with the relevant service or transaction.

Unless otherwise agreed in writing, government charges, stamp duty, registration charges, legal fees, loan-processing charges, society charges, taxes, maintenance dues, documentation expenses, and third-party professional fees are separate from Real Extn’s brokerage or consultancy charges.

Any service-specific written understanding, brokerage confirmation, mandate, invoice, receipt, or agreement will prevail over a general statement on this website to the extent of any inconsistency.


10. Token Money, Deposits and Other Payments

Users must verify the identity, authority, payment purpose, bank-account details, refund conditions, and written terms before transferring token money, earnest money, security deposit, advance rent, booking amount, brokerage, or any other payment.

No property should be considered booked, reserved, purchased, sold, rented, or leased merely because an enquiry has been submitted through the website.

Real Extn does not guarantee:

  • A particular loan amount.
  • Completion within a specified period.

12. Third-Party Professional Services
